According to eyewitness testimony and accounts from individuals affected, Kindness Between Friends appears to operate under the guise of assistance while profiting from vulnerable populations.
Reports indicate they attract those in need by promoting heart-wrenching stories on their Social Media that bring in donations via PayPal and Venmo, which seldom reach their intended recipients (Story 1, Story 2, Story 3 & Story 4) with more vicitms coming to us every week.
They also provide housing to individuals in need; however, once enrolled in their program, tenants are placed on month-to-month leases at inflated rates and subjected to additional fees, including unauthorized late fees not mutually agreed upon in the lease (Story), and fees for structural issues beyond their control (Story).
When tenants question these practices, they face immediate eviction (Story 1 & Story 2), leaving a permanent mark on their records that limits future housing options and leaves them more vulnerable than before (Story).
They have also reportedly pressured tenants into signing two versions of their lease agreements, only to retrieve one immediately afterward, leaving tenants under the impression they are protected by a traditional lease. Later, when disputes arise, Kindness Between Friends allegedly weaponizes this tactic to humiliate tenants, threatening to reveal terms in the lease the tenant no longer has access to for defense (Story).
When victims attempt to speak out, Kindness Between Friends reportedly shares their information with volunteers and others (Story), leading to targeted harassment through texts (Story), hacking attempts (Story) and vile Social Media posts aimed at intimidating both the individuals and their families (Story 1, Story 2).
They reportedly conduct these practices under the oversight of a board that includes respected community figures, such as a teacher at Quakertown Calvary Church and VP of commercial lending at Harleysville Bank (Scott Little), and Keller Williams realtor Jennifer Delawter.

Update (Effective October 16): A new victim has come forward from Kindness Between Friends’ “Jerry’s Place” veteran housing program.
The tenant at this property pays $2,300 monthly (for a 841 Square Feet single family home, Zillow), without any assistance, subsidy, or charity from Kindness Between Friends, despite their claims to the contrary.
The tenant is also required to pay rent biweekly, creating a setup where they can be evicted at any time for any reason. In fact, previous tenants were evicted simply for having a disagreement, even when they weren’t late on payments. This arrangement reflects an exceptionally harsh and unreasonable approach to tenancy.
For example, here is a text exchange with the landlord, Tara Stoop, where the previous tenants were evicted simply over a disagreement, as shown in the messages below.
Currently, a combat veteran residing in the property is facing eviction for refusing to pay unlawful fees not outlined in the lease agreement.
This combat veteran, who cares for his family including two small children, reports being charged $50 per day for late rent—terms not listed in his lease—and facing demands to cover thousands of dollars in structural damage unrelated to him.
His story echoes that of other tenants who describe this program as a fraud that extorts vulnerable veterans with arbitrary fees, forcing them out if they don’t comply.
This is not a “housing program”—it’s an overpriced rental property presented as a charitable housing initiative, allowing for predatory, biweekly lease terms that create a constant threat of eviction.
While they claim to provide housing, tenants actually pay full market rates and endure cruel and unusual terms, such as $50 daily late fees and being forced to cover structural repairs for pre-existing damages, as verified by independent contractors.
When the tenant refused to pay over $5,000 in these baseless fees (structural repairs, illegal fees, etc.), he was swiftly handed an eviction notice and told to “check into a hotel.”
They gave the tenant just 21 days to vacate, even though rent was fully paid through November 1st—well past the forced move-out date.
Imagine being blindsided and told you have less than three weeks to find a new home, pack everything, and move out, despite being fully paid up. Could you manage it?
This rushed deadline is not only unreasonable but also a blatant violation of their own lease agreement.

Moreover, this contradiction is further highlighted by the fact that tenants in Kindness Between Friends’ housing program must pay rent 30 days in advance, meaning the rent technically isn’t even late by standard terms.
