Serial Eviction: landlord repeatedly evicts tenants in quick succession, often for reasons that may seem arbitrary, financially motivated, or part of a strategy to raise rents, reduce tenant rights, or avoid long-term tenant agreements. In such cases, the landlord may regularly evict tenants after a short period of time, usually to replace them with new tenants who pay higher rents or to take advantage of financial incentives such as security deposits, illegal fees, etc.

Serial Evictions and Predatory Practices: Exposing the Truth Behind Kindness Between Friends

 

For too long, Kindness Between Friends has been operating behind the facade of charity and goodwill, but multiple tenants and individuals have now stepped forward to reveal the disturbing pattern of serial evictions and exploitative practices carried out by this so-called nonprofit.

The scheme is simple, but devastating:

  • Step 1: They lure vulnerable tenants in, often individuals with mediocre or low credit, offering a chance at housing in exchange for agreeing to slightly inflated rents.
  • Step 2: Once tenants are settled, they begin imposing excessive and often unreasonable fees—$50 per day late fees (Story), charges for structural damage that tenants didn’t cause (Story), or fees for minor infractions.
  • Step 3: The moment tenants push back or refuse to pay these extortionate fees, they are immediately served with an eviction notice. In the past, tenants were given 30 days to vacate. Now, tenants are being given as little as 15 days—with the looming threat of permanent eviction marks on their record if they don’t comply.

What’s worse is that tenants aren’t being evicted for missing rent payments or violating their lease agreements. They’re being evicted over disagreements, refusals to pay bogus fees, or simply standing up for themselves. This is not a one-off case. We’ve spoken to multiple tenants who have shared their own stories of being unfairly evicted after challenging the organization’s practices.

Here’s a clear pattern we’re seeing:

  • They lure tenants in with seemingly affordable rents—but then quickly begin adding fees and charges that make it impossible to stay.
  • Evict and replace: The moment tenants resist these predatory practices, they’re forced out, their security deposits are kept, and the rent is increased for the next tenant.
  • Escalating rent: One tenant was paying $1,500 per month, while the tenant who replaced them was charged $2,300. Each time a tenant is forced out, they raise the rent further, targeting the next vulnerable family who just needs a place to live.

This is not charity. This is a revolving door of exploitation—preying on the very people they claim to help. Meanwhile, they keep up appearances with public acts like bingo nights and holiday gift programs, which have earned them a favorable local reputation. But dig a little deeper, and it’s clear that many of their public supporters are either volunteers or people who attend their events—not the tenants who have been victimized.

Additionally, this organization has changed its name multiple times—from Between Friends Outreach to Kindness Between Friends—perhaps in an attempt to distance themselves from their abusive history. But we have the receipts: court records, testimonies, and real evidence of the countless times they’ve exploited tenants and taken advantage of vulnerable populations under the guise of a caring nonprofit.
